Common plumbing questions

Some quick fixes you can try yourself before calling out an engineer.

Hot water or heating not working — where do I start?

It depends on the system, but two common culprits:

  1. Low pressure — if you have a combi boiler, it can be as simple as repressurising it. This is usually done below the boiler itself, but always check the manufacturer’s instructions before turning valves — or call us to talk it through.
  2. No connection from thermostat to boiler — replace the batteries or move the thermostat closer to the boiler. Also check the boiler hasn’t had heating or hot water accidentally turned off.

If in doubt, call a professional plumber.

How do I fix a dripping tap or shower?

Dripping taps are an annoyance and they’ll get worse over time. A few options:

  1. If the tap is under warranty, contact the manufacturer or where you bought it from.
  2. Most modern taps have replaceable cartridges. Older taps have seats — both can usually be repaired or replaced.

Cartridge taps: isolate the water below the sink/basin (isolation or lever valve), remove the tap head (usually an Allen grub screw or Phillips screw), then unscrew the cartridge with the right size spanner. Take it to a plumbers’ merchant for a like-for-like replacement.

Seated taps: these need a special re-seating tool that screws into the tap body and gently grinds the seat flat. Usually worth a callout.

Toilet not flushing or constantly running?

Depends on the cistern. Modern cisterns have a click-in flush valve that’s easy to swap.

If you can access the valve, it usually has a make/model on it — take it to a plumbers’ merchant for a replacement. It’ll fit straight in.

Older traditional flush valves require the water to be isolated and the cistern to be removed (usually two nuts under the cistern). The valve itself is held in by a large nut. If you’re not sure, give us a call.

How often does my boiler need servicing?

Annually. Most manufacturer warranties require an annual service to stay valid — missing one can void the warranty.

Our standard service is £120 + parts and includes a check-over, magnetic filter clean, condense clean, repressurise of the expansion vessel, and a gas safety certificate. A full strip-down service is £180 + parts.

What’s a CP12 and do I need one?

A CP12 (Landlord Gas Safety Record) is a legal certificate that gas equipment in a rented property has been checked. It’s required by law for landlords — an annual check by a Gas Safe registered engineer.

You must keep a copy for two years, give a copy to the current tenant within 28 days, and to any new tenant before they move in. Give us a quick call for current pricing and we’ll do the certificate same-day.

How does your pricing work?

Hourly rates with a one-hour minimum. Consecutive hours are rounded up after the next half-hour. Materials are charged at trade discount with a 20% mark-up. All prices exclude VAT — VAT @ 20% is added to every invoice.

Boiler installs are at fixed prices — if anything extra comes up on site, we discuss it with you first before doing the work.
