Every boiler is installed by a Gas Safe registered engineer, registered with Gas Safe, and registered with the manufacturer for free — with warranties of 5 to 10 years depending on the model.

A Landlord Gas Safety Check (CP12) is your legal proof that gas equipment in a rented property has been safety-checked by a Gas Safe registered engineer.
Landlords are responsible for the maintenance and repair of flues, appliances and pipework they own and provide for tenants. An annual check must be carried out within 12 months of installation, and every 12 months thereafter.
You must keep a copy of the certificate for two years, give a copy to the current tenant within 28 days, and to any new tenant before they move in.

Combine an unvented cylinder service with a boiler gas safety service for £180 + parts.
All charges are billed per hour with a one-hour minimum. Consecutive hours are rounded up after the next half-hour. Materials charged at trade discount with a 20% mark-up.
Standard service includes: check-over, magnetic filter clean, condense clean, repressurise expansion vessel and gas safety certificate. Full strip-down service additionally includes a full strip-down and clean of the heat exchanger. Charges apply for fault-finding or diagnostic visits. All prices shown exclude VAT.
