A Landlord Gas Safety Check (CP12) is your legal proof that gas equipment in a rented property has been safety-checked by a Gas Safe registered engineer.

Landlord obligations — the legal bit

Landlords are responsible for the maintenance and repair of flues, appliances and pipework they own and provide for tenants. By law:

  • An annual check must be carried out within 12 months of installation, and every 12 months thereafter
  • You must keep a copy of the certificate for two years
  • You must give a copy to the current tenant within 28 days
  • You must give a copy to any new tenant before they move in

What we check

  • Operating pressure and heat input
  • Operation of safety device(s)
  • Ventilation satisfactory
  • Visual condition of flue
  • Flue operation checks
  • Combustion analyser reading (where applicable)
  • CO alarm presence and function
  • Gas tightness (the “tightness test”)
  • Protective equipotential bonding

You receive the certificate on the day, fully documented to Gas Safe Register requirements.

Homeowner gas safety checks
